Mrs Smith / Unless I could make the following alterations and improvements to the two Houses in New Square they would not answer my purpose --- i.e. to convert the two into one House to connect another suite of Bed Rooms with the present and probably attics with them; I shall feel obliged if you will consult the Master & Fellows of whom you hold the lease whether they would object; as far as the alterations and additions they would be done in a proper and substantial manner and when finished would appear as one Corner House; if you are enabled to offer me them with an assurance from the College that I may make such improvements you may at your earliest convenience send me your price stating what the College ground Rent on this portion of the property will be, and what is the apportioned Land Tax (if any) -
