According to the report the whole property was let on lease to Arthur John Gray for a term of 40 years from 25th March 1893. The property was in 2 portions. Portion 1 - Earl of Derby public house, brewery, stabling and yard which was subleased to Mr A. A. Burns. Portion 2 - dwelling house No. 125 Hills Road, office, stabling, and coal yard which was subleased to Messrs Patrick Beales & Co.
